THE PROPERTY

• The Sepulveda Palms property is located at 3443 South Sepulveda Boulevard, at the northwest corner of Sepulveda Boulevard and Palms Boulevard.
• It is flanked by the 405 FWY to the west and a 12-story office building to the north.
• The Project Site is approximately 2.78 acres (120,889 square feet).

The site was once known as the local Albertsons.

The Santa Monica Big Blue Bus (Line 17) and the Culver City Bus (Lines 6 and 6R) provide local bus service in the Project Site area along Sepulveda Boulevard and Palms Boulevard. Metro provides local bus service (Lines 33 and 733) along Venice Boulevard, south of the Project Site.

The single-story building is approximately 37,000 SF in size and is surrounded by asphalt surface parking lots. Loading docks are visible along the south.

The Project

The Sepulveda Palms Redevelopment Project proposes the demolition of an approximately 37,900 square-foot commercial building and associated surface parking lot, and the construction of a seven-story, mixed-use building with 445 apartment units and approximately 63,000 square feet of retail and restaurant space.

Of the 445 apartment units, 11 percent of the the 445 units (or 49 units) would be reserved for Very-Low-Income households.
